1240 India #307: SOLD! Represented Buyer
Kate Gillingham represented the Buyer of 1240 India Street #307. After searching for a 2 bedroom, 2 bath condo in Little Italy, Kate’s client decided she liked the Treo building the best because it featured a secure entry and garage, pool, gym, and reasonable HOA dues. After successfully opening escrow on this Fannie Mae owned property, Kate was approached by the Listing Agent on March 27 about potentially closing by March 29, approximately 10 days early. Since the Buyer was able to close early, we requested a $15,000 price reduction (3.6% purchase price reduction) to accommodate the Seller’s request to close by 2012 Q1 end. While the Seller couldn’t accommodate our request, they did agree to reduce the price by $13,000!
After jumping through many hoops with the escrow company, we were able to close by March 29 (a 10 day escrow) at $407,000.
The 2 bedroom, 2 bath condo featured an office, floor to ceiling windows, wood floors, granite counter tops, stainless steel appliances, and a balcony.
